Office as an Experience Space: New York Leads the Way

Amid stricter regulations, enhanced experiential quality, and smart services, new concepts are emerging that transform office buildings into experiential spaces. But what incentives or regulations are needed for the 'Back to Office' trend? 

For instance, Verizon recently relocated over 1,000 employees to the new PENN2 building near Penn Station, while simultaneously significantly tightening its in-office presence policy: instead of the previous eight days per month, employees are now required to be in the office three days a week. The objective is clear – to foster greater collaboration and a stronger sense of community.

JPMorgan is pursuing an even more ambitious approach. With the new 270 Park Avenue Tower in Midtown, the bank is setting a benchmark in office design. The 60-story building features a food hall with 19 restaurants, a health and fitness center, circadian lighting, dedicated quiet zones, and digital services such as personalized access and smart workplace solutions. This transforms the office into a wellness-focused campus that fosters health, creativity, and employee engagement.

These examples demonstrate that the office is no longer merely a functional space, but rather an experiential environment that fosters long-term employee retention.
