Data Centers
Industry: Data Centers

Capacity, cost, and cooling—all on a single cost structure.

A Google data center in Hanau, developed by the NDC-GARBE joint venture, with PROBIS involved from the pre-construction phase: quality assurance, pro forma analysis, and cost control from the very beginning.

The challenge

Where data center budgets are decided.

The budget is set during the pre-construction phase
By the time the steel arrives on site, most of the key capital expenditure decisions have already been finalized—a pro forma based on assumptions, rather than an actual cost structure, is the wrong tool for that stage.
Both MW and m² must work
IT load capacity and floor area are negotiated together with the end user—a cost overrun in one affects the economics of the other.
Network proximity is a cost factor, not just a location decision
The distance to a hub such as DE-CIX Frankfurt affects the connectivity cost assumptions built into the original business case.
The end user is not the developer
Google and NDC-GARBE need the same numbers, from two different perspectives, without reconciling two separate cost models.
On the platform

From pro forma to handover.

PROBIS is implemented during the pre-construction phase, so the developer and the end user are working with the same figures.

1
Pre-construction

Calculate

Cost calculation based on quantity surveying, starting from the earliest planning stage.
Quality assurance and pro forma calculations based on benchmarks, before the steel arrives on site.
10,000 m²
facility area of Google's first company-owned data center in Germany
2
Award

Contract

Contracts and commitments are tracked starting from the pre-construction phase, not from the first invoice.
Shell, fit-out, power, and cooling packages were evaluated prior to the award.

3
Build

Control

Forecast and actual figures are reconciled continuously, line item by line item.
Use of funds and cost control in a single environment for developers and end users.
~20 km

4
Steer

Manage

Ongoing asset and facility management once the project is operational.
Capacity, cost, and cooling are all based on the same figures.

One cost structure
The same numbers from the initial estimate to the final invoice. One database, one structure, no handoffs between tools.
