Office as an experience space: New York shows the way
In Manhattan, we are currently seeing how consistently companies are implementing the return to the office. This is no longer just about rules, but about completely redefining the workplace.
Between stricter rules, quality of experience and smart services, new concepts are emerging that turn office buildings into experience spaces. But what incentives or regulations are needed for the back-to-office trend?
Verizon, for example, recently relocated more than 1,000 employees to the new PENN2 building near Penn Station and at the same time significantly tightened the attendance requirement: instead of the previous eight days a month, the requirement is now to be in the office three days a week. The goal is clear - more collaboration and a stronger sense of community.
JPMorgan is taking an even more ambitious approach. With the new 270 Park Avenue Tower in Midtown, the bank is setting a milestone in office design. The 60-storey building offers a food hall with 19 restaurants, a health and fitness center, circadian lighting, retreat rooms and digital services such as personalized access and smart workplace solutions. This turns the office into a feel-good campus that promotes health, creativity and identification.
These examples show: The office is no longer a place of pure functionality, but an experience space that creates long-term employee loyalty.
