Tishman Speyer's German Portfolio, Frankfurt and Berlin

From the MesseTurm in 1991 to the current repositioning of the Junghof and the Berliner Pipeline.

Scope:
The German portfolio combines landmark high-rise developments in Frankfurt with an active pipeline in Berlin. In Frankfurt, the MesseTurm comprises approximately 61,700 m² across 63 floors, while the OpernTurm comprises approximately 79,000 m² in a 42-story tower and a seven-story low-rise building. The portfolio also includes the 40-story TaunusTurm and the 190-meter-tall mixed-use OmniTurm, completed in 2019. In Berlin, the current PROBIS portfolio comprises ELEMENTS Berlin and Playground, both with project timelines ranging from 2024 to 2027.

PROBIS supports project management for development and repositioning initiatives and consolidates budgets, contracts, forecasts, and cash flow into a single, comprehensive cost model. This collaboration combines the platform with PROBIS’s quantity surveying capabilities, so that cost planning is delivered as software and a service rather than as a license alone. Since the entire German portfolio is organized within a single structure, each completed tower serves as a benchmark for the next one.
