An overview
Residential Property Management
The management of our extensive residential and commercial real estate portfolio, located in German metropolitan and urban centers, forms the core of our operational activities. This portfolio encompasses 155,000 units, comprising 151,000 residential units and 3,000 commercial properties. We continuously enhance our residential and commercial properties, prioritizing modern and sustainable living concepts for our clients. Tenant support is provided at our on-site service points, where clients are met by expert contacts from commercial and technical district management, as well as leasing specialists.
Sale
Strategic and operational sales activities are consolidated within our sales operations. Through the selective sale of individual residential units, we release capital, thereby enhancing our internal financing capabilities. In light of the current favorable market conditions, opportunistic sales are also pursued to further optimize portfolio quality.
Care and Assisted Living
Deutsche Wohnen is among the leading providers of high-quality residential offerings for seniors. In the Care and Assisted Living segment, 72 care properties with a total of approximately 9,580 places are recorded, 71 of which are owned by Deutsche Wohnen. This makes us one of Germany's largest portfolio holders of care properties. We operate the care business under two different models: KATHARINENHOF Seniorenwohn- und Pflegeanlage Betriebs-GmbH, in which we hold a 100% stake, manages 38 of these facilities (approx. 5,160 places) together with its subsidiaries, as do PFLEGEN & WOHNEN HAMBURG GmbH and Hamburger Senioren Domizile GmbH, which are also 100% subsidiaries of Deutsche Wohnen SE. The remaining 34 facilities (approx. 4,420 places) are managed long-term by various external operators. Similar to residential properties, we focus on cities and regions with positive development forecasts in the care segment, as the demand for care places and assisted living arrangements is particularly high here. We pay particular attention to high-quality properties and a high standard of care and support.
New Construction
As one of Germany's largest real estate companies, we will increasingly contribute to the creation of new living space, particularly in growth and attractive metropolitan regions. To achieve this, we have consolidated our new construction expertise into an independent platform led by the QUARTERBACK Group, which will implement all future new construction projects for Deutsche Wohnen and optimally complement our portfolio in terms of location and quality. Beyond these business segments, we engage in strategic participations and offer real estate-related services through our subsidiaries. This strengthens our customer relationships and ensures the quality of our services. In addition to technical facility management and multimedia, this applies particularly to energy supply. We also aim to expand our nursing and assisted living services.
